Roof
The roof is constructed with many elements, including framing, plywood decking, felt underlayment, sheet metal flashings and the exterior roof itself. The exterior coverings of the roof can be finished with asphalt shingles, clay tile, aluminum, or wood shake, among others. Water intrusion through the roof from a construction defect can lead to property damage inside the house. Damage may include framing, ceilings, drywall, paint and wallpaper. Mold is also a definite concern from this water intrusion as it could result in unhealthy indoor air quality.

- Valley metal cut too short
- Split, torn or deteriorated felt
- Open gaps at joints of flashing
- Missing anti-ponding metal at eaves
- Broken and chipped roof tiles
